Technical drawings and structural documentation prepared in the RIVENTIS design office Technical Office & Licensing
Drawings, Permits & Site Direction

A permit route you can follow document by document.

Our technical office prepares the proyecto básico and proyecto de ejecución, files the licence with the Ayuntamiento, and carries dirección de obra through to the first-occupancy certificate. Every stage has a named deliverable and a condition that must close before the next one opens.

Permit Pipeline

Six filings between an idea and a legal building.

Open any stage to see who produces the document, how long the step usually runs in Almería, and what it unlocks. Delays are almost always a missing input, not a slow office.

Produced by our technical office Resolved by the Ayuntamiento
  1. We read the plot or property against the municipal plan before drawing anything: permitted use, buildable area, setbacks, height limits and any protection that would rewrite the brief.

    • Cadastral and registry check against the current planning ordinance
    • Buildable envelope, occupancy and height verification
    • Utility availability and access constraints
  2. The básico fixes what the municipality approves: volume, layout, use and compliance with the planning ordinance. It is the document that can be filed for the licence, and the one that is expensive to change later.

    • Site plan, floor plans, sections and elevations at filing scale
    • Surface schedule, use classification and compliance memorandum
    • Preliminary budget estimate for the municipal tax base
  3. We file the obra mayor application, pay the tax base on your behalf when instructed, and answer municipal requirements in writing. Review time depends on the municipality and on how complete the filing was on day one.

    • Application filing with technical documentation and tax settlement
    • Written responses to municipal and sectoral requirements
    • Status reporting with the reference number and each requirement closed
  4. The executive project is what the site actually builds from: structural calculations, installation drawings, construction details and the measured schedule that turns the design into a priced quantity list.

    • Structural calculations and reinforcement drawings
    • Electrical, plumbing, drainage, climate and ventilation layouts
    • Construction details, finish schedule and measured quantities
  5. Technical direction runs for the whole build: inspections at the points that cannot be reopened, written instructions instead of verbal changes, and progress certificates that release each staged payment.

    • Inspection of foundations, structure, concealed services and waterproofing
    • Weekly progress report with photographs and open items
    • Monthly certification of completed work against the contract schedule
  6. The final stage converts a finished building into a usable, registrable one. Without this file, utility contracts, registry updates and resale all stall.

    • Certificado final de obra with as-built documentation
    • Installation certificates and commissioning records
    • First-occupancy filing and support for definitive utility contracts
Fee Basis

What each stage covers, and when it is invoiced.

Stages can be appointed separately. Most clients take the full route because a licence filed on someone else’s drawings is rarely cheaper once requirements arrive.

Charges that are never part of a professional fee

  • 01Municipal construction tax and licence fee
  • 02Professional college visa and mandatory insurance charges
  • 03Geotechnical study, topographic survey and specialist reports
  • 04Utility connection charges and notary or registry costs

These are quoted at cost with the receipt attached, so the professional fee stays separate from municipal and third-party charges.

Reporting Discipline

The paper trail that keeps a build auditable.

Weekly report

Progress, photographs, open decisions and anything that threatens the programme, issued on a fixed day.

Inspection points

Foundations, structure, concealed services and waterproofing are recorded before they are covered up.

Written instructions

Every change is issued as a numbered instruction with its cost and schedule effect stated before work proceeds.

Certified payments

Staged payments follow certified quantities, so the amount released matches the work actually verified on site.
